We are currently working with our client, an asset management firm involved in the management of class A Commercial office, industrial and retail. This role is in downtown Toronto. They are one of the most successful and well-respected firms in the industry. This portfolio is comprised of Class A high rise office, restaurants. It is a well known and desirable building with a location that is second to none.

Reporting to the Operations Manager, the Operations Supervisor is responsible for providing administrative, operational and technical service and support.

This building is a 24/7 operation. This role is the 2:00pm -10:00pm shift.

The supervisor will be responsible for 2 operators and 2 technicians notwithstanding dealing with contractors depending on business needs. Most staff on the day shift finish between 3 and 3:30 – so there is one hour overlap between days/afternoons.

The BAS is powered by Continual, however, Johnsons controls Metasys is the main operating system.

 

Your role

  • Supervise operations staff including developing a schedule, assigning overtime, managing performance issues, leading regular team meetings to maximize engagement and communication within the team
  • Overseeing and documenting preventative maintenance (using Angus System) and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices and life safety systems; Electrical systems modifications; HVAC unit replacements and upgrades
  • Management of energy and utility consumption with a strong focus on consumption reduction and target setting and tracking results; Review consumption trends regularly with operations staff and explain and troubleshoot variances and abnormalities Utilize the building management system to achieve energy and utility reductions
  • Conducting/assisting with environmental assessments and ensure reporting requirements are fully met;
  • Manage and respond to environmental risks and hazards
  • Implementing the corporate occupational health and safety program; ensure that Health and Safety procedures are in place and are being strictly followed, lead OH&S committee and document meetings and inspections;
  • Management of waste, recycling and hazardous materials;
  • Continual monitoring and maintenance of computerized control systems (including Fire Alarm system, BAS); Building Automation system upgrade and replacements; Fire Life Safety system upgrade and replacements
  • Ensure sound curtain wall, structural and roof maintenance; and perform life cycle costing exercises;
  • Review daily tenant work order/service call reports and respond to tenant service requests as required
  • Conduct insurance and risk management inspections, remedial actions and reporting;
  • Assist Operations Manager in preparing annual operations and capital project budgeting and creating ‘wish list’ of proactive suggested projects with specific information regarding costs;
  • Provide sound technical or administrative advice to internal and external clients;
  • Remain current and up to date with new industry practices, legislative changes and new technologies;
  • Act as a member of the property leadership team in developing and promoting superior levels service and continually looking for opportunities for improvements within the building.

 

Your skills

  • (BES) I & II Certificate,
  • Technical Certificate ( C.Tech. or A.ScT.) or Journeyman Tradesperson (Electrician, Plumber, Refrigeration) is an asset but not a requirement or FMA / RPA + BOMI SMA / SMT or;
  • Minimum of 5 years direct work experience in a commercial high rise (Class A or better) building operations;
  • Ability to allocate one’s time effectively (prioritize) and manage tight deadlines; ability to work under pressure and achieve quality results;
