We are currently working with our client, an owner/manager firm involved in the management of retail, industrial and residential rental. To assist them in finding a Property Manager to  join their team

Responsibilities

Supports and assists in the management of the real estate portfolio. Reporting to the General Manager.  The Property Manager is involved in all aspects of day-to-day operations of the property, including tenant relations, maintenance and repair, life safety, security, janitorial services, landscaping, snow removal, etc.

  • Provide excellent customer service.  Respond to tenant requests/problems in a timely and courteous manner, and generate work orders directed to vendors or maintenance staff
  • Rent collection and arrears management
  • Review and approve invoices
  • Routine inspection of all properties and tenant spaces to ensure compliance with leases and the proper upkeep of the property
  • Interface with tenants and monitor tenant activities, acting as the liaison
  • Supervise apartment superintendents and property maintenance personnel on a proactive and consistent basis
  • Produce written correspondence as required
  • Investigate and evaluate cost reduction opportunities
  • Read meters, calculate utility bill-backs to tenants and facilitate collection
  • Oversee commencement and conclusion of tenancies as required for an orderly transition
  • Collaborate with other staff and to assist colleagues with the execution of related tasks
  • On call during non-business hours
  • Monitor leasehold improvements and capital projects in coordination with the General Manager
