Sales & Marketing Manager

The Sales & Marketing Manager is responsible for developing and implementing the sales strategies and initiatives to increase new home and condo sales, while enhancing the company’s brand and strengthening their competitive position in the marketplace.

 

Responsibilities:

Market Analysis

* Maintain focus on the company’s strategic goals and develop and implement effective sales strategies and sales plans including sales targets;

* Compile and analyze on an ongoing basis market data to determine Residential Market needs, price point and timing

* Identifies and reports on business opportunities in target markets;

* Support the President in regard to Residential Product design and Marketing strategy

* Leads new initiatives and proposed revenues and design features to develop new product lines;

* Monitors opportunities to adjust sales prices, that maximizes profit and acceptable rates of sale;

* Understand fully the customer market and assess and champion new business opportunities accordingly;

* Entrepreneurial approach to sales objectives and direct sales team to achieve objectives established in the strategic plan

 

Sales and Client Services

* Targets new customers and new sales opportunities while developing, maintaining and improving business relations with existing customers;

* Ensures that the management of the Purchase process to High Net Worth clients from point of sale to closing is strongly maintained

* Deals with escalated customer issues using effective solutions;

* Liaise with the President as necessary to ensure inventory levels are adequate to meet sales, starts and occupancy objectives and that price points are fair, realistic and profitable;

* Ensures all sales centers are flawless in both their presentation and marketing appeal;

* Continually assess opportunities for upgrades during entire sell-out of community;

* Ensures that the products and services we offer our customers are consistent with company guidelines;

* Develop and continuous improvement relevant internal Marketing processes;

* Achieves targets for revenue, profitability and sales growth;

* Defines, implements, and manages the broker strategies, sales strategies, release strategies and processes for new sales launches and new releases;

* Ensure customer experience related strategies are optimized;

* Coordinates Customer Relations Management (CRM) and ensures database is maintained

* Provide leadership on the site construction opening and closing of sales centers and model homes/suites using knowledge of regulatory requirements and various site strengths and weaknesses;

 

Management and Leadership

* Build, Manage and Influence a successful team of sales professionals and fosters a positive work environment;

* Lead by example

* Sets high standards, establishes accountabilities and measures performance consistent with company values;

* Ensures all parties adhere to health and safety standards and promote a healthy and safe work environment;

* Other duties within the scope, spirit and purpose of the job as required.

 

The Ideal Candidate:

Experience: Minimum of 7 years’ experience in residential sales and marketing management

Knowledge and Abilities:

* Knowledge of GTA home building/real estate market/broker relations

* Entrepreneurial approach to Marketing and Selling to High Net Worth clients

* Communication skills (listening, verbal and written)

* Diplomacy

* Strong Leadership and Interpersonal and collaborative skills

* Conflict resolution skills

* Attention to detail

* Experience with CRM or other related database is an asset

* Microsoft Office (Word, Excel, Outlook and PowerPoint)

* Creative and innovative
